Highland Views, located on the fringe of the municipality of Albox, Almería, Spain, and is a new unique housing development distributed over approximately 40,000 m² of private real estate ready to develop.
While land planning in Spain is a very arduous and painstaking task, often taking years to push through the legal channels, Highland Views has managed to be one of the few that not only has the paperwork in order, but one of the few fully legal projects slated for construction in the very near future.
The urbanization itself is not too big and its not too small. Only twenty-eight luxury residences are proposed, with occupancy estimated as soon as early 2007.
Taking into account prices for villas on the beach exceeding the 450,000 € mark, Highland Views plans to offer theirs starting from 220,000 € for small villas and 300,000 € for luxury villas. As you can see, we have an excellent investment opportunity.
Highland Views in only just minutes from downtown Albox where one can find everything they need, including a once-a-week market, which offers (local) organic produce and other staples.

Due to its tremendous popularity, Albox also has a very large but spread out English-speaking community which in itself brings along its own added benefits and support systems.

Because it is only 15 minutes from the A3 motorway, it still has access to the historic Moorish village of Mojacar, which has its own amenities – this will be the only exclusive suburban urbanization in this area right now. Just 9 kilometers away are the beautiful beaches of the Mediterranean, major attractions and recreational venues.

Highland Views residents will enjoy a relaxed seclusion, while being within convenient access to the excellent facilities Almería has to offer, fine restaurants, shopping centers and cultural venues.

Further, the motorway also connects residents to Almeria, Murcia, and Alicante; making airports at a convenient distance for weekend getaways abroad, as well as easy access to your friends and family.

Market Opportunity

The market opportunity is large. In the UK, the government conservatively estimates around 800,000 people looking to emigrate over the next 5 years, with more than 75% of these looking at Spain as their country of choice. This is because of the low cost flight opportunity to Malaga, Murcia, Alicante airports, as well as up and coming Almeria as a final destination. Just looking at our chosen area, there is only around 100,000 dwellings designated over the next 5 years, with those already being built extensively committed, and mostly sold. Add to these figures the Spanish demand, which has not even been factored in, and it is clear that insufficient construction is being undertaken at this time.

Of these people looking to emigrate, some will be looking just for holiday homes with a rental income potential; others are looking for permanent residency. Of these a smaller proportion choose to go inland around Albox and Arboleas, but the bulk of demand is for dwellings within a 15-minute drive of the beach.

Dwellings which target a 20 to 30 % size increment, which does not fall into 80% of what is being built currently in high demand areas for property, thus Highland Views provides our client base with a greater yield per invested amount, and what it boils down to is a more liquid and realistic sized home.

Another opportunity that can be considered for Highland Views, but has never been leveraged in this area ever, is the possibility of using this project to be driven by a pension (property buying) plan, like SIPPs´.
